My wife and I have credit scores of 800 (+/- depending normal fluctuations). The mortgage rate doesn’t have much to do with your credit score or paying off your card every month, but more to do with the market at the time of purchase. We’re around 6.75% for oursMy mortgage interest rate is 2.6.

It was Fed Chair Paul Volcker dramatically raising interest rates in an attempt to definitively crush inflation. Inflation was nearly 15% and the federal funds rate topped out at 20%.wtf, why were intrest rates so high in the early 80s?!

I mean I do not recommend my method.If we're gonna play that game, I have the remainder of my mortgage amount sitting in a 4% rate HYSA since my loan rate is 2.875% and syphon off the interest each month and throw it in my Roth.
I'll consider paying off the house if my bank rate goes below my mortgage rate, but it's nice to have the flexibility.
I might just pay it off so I can start a new club with you and kick FR out.
